Why JLL?Following two competitive tenders we were awarded the contracts by the Receiver and the Asset Manager (Green Property Ventures 3 Ltd) in May 2012. Our brief was to deal with all outstanding property management issues in order to make the portfolio ready for sale. We dedicated an experienced team with the expertise to deal with such a sizeable portfolio and in December 2013 the bulk of this portfolio was sold and our services were retained by the new owner.
Our Success Through intensive management of each property and close liaison with the Client we successfully made this property ready for sale within a 17 month period of being instructed. We pride ourselves on the strength of our accounts team to meet any clients financial reporting requirements. We recognise the importance of the speed rent collection and to detect early warning signs for tenants in distress.We succeeded in adding value to these assets by reducing service charge expenditure while making provisions for future capital expenditure by allowing for sinking funds. We not only managed the properties but re-negotiated leases, leased surplus car space, dealt with licence renewals for telecommunications operators and negotiated dilapidations with tenants.
