Kingfield Heath leaves substantial premises in south-west Dublin
Jones Lang LaSalle’s Industrial team acted on behalf of the tenant, Kingfield Heath, which is a major distribution operator in Ireland, Northern Ireland, Britain and Scotland and specialises in the wholesale of business supplies including computer consumables.
The challenge presented to us was to not only secure the best possible property in the best location, but also to secure the lowest possible rent for that property. As well as sourcing Units 3 and 4 in Lucey Distribution Centre on behalf of Kingfield Heath, we negotiated the terms of the lease on this brand new property and we co-ordinated all work relating to the fit-out.
Kingfield Heath took a 25-year lease on the two units at a headline rent of €113 per m² (€10.50 per sq ft), although a significant rent free period and lease break options were negotiated. Included in the 8,024m² space is a modern high-bay steel frame construction warehouse/distribution area with 12-metre eaves, 53-metre yard depths and 10 % Perspex roof lighting. Office accommodation is fitted out with suspended ceilings, recessed lighting and both cellular and open-plan space.
