US Multi-National Maxim Integrated Products Grows its Operations in Clonskeagh

Dublin, May 2011 – Jones Lang LaSalle with their joint agents Finnegan Menton are delighted to announce they have now secured a further letting on the second floor of Beaver House, Beech Hill Office Campus, Clonskeagh, Dublin 4 to Maxim Integrated Products who will now occupy 13,000 sq ft in the 30,000 sq ft building.
Maxim Integrated Products is a world leader in analogue and mixed-signal technology and has approximately 35,000 customers worldwide. Maxim, the fastest growing analogue company, began operating in Ireland in 2010 and has increased its Dublin office area by more than 30 percent. The company chose Beaver House as its base due to the high standard of the building, competitive terms and flexibility of the lease afforded by the landlords.  This office functions as Maxim’s new international business, financial and technical customer services centre and serves Europe, Middle East and Africa (EMEA) region, along with parts of Asia.

This take-up results in approximately 17,000 sq ft remaining within Beaver House over the ground and first floors which is available from units of 3,350 sq ft up to entire floors of 10,000 sq ft.  The building was recently completely refurbished with impressive common areas and office suites finished to a high standard with carpeted raised access floors, suspended ceilings and CAT2 lighting.  The rectangular and open layout plan allows maximum flexibility for an incoming tenant.  The offices also benefit from a very high car parking ratio of 1:300 sq ft.
In addition to Maxim further investing in the Clonskeagh area, Paddy Power has acquired 3 new office blocks in Belfield and Sims Fertility Clinic has opened a new centre on the Clonskeagh Road in a 20,000 sq ft office block.  The accessibility of the area to the city centre and the southern suburbs makes the location very attractive to prospective tenants and their staff.
Jones Lang LaSalle and Finnegan Menton are quoting €16 per sq ft for the remaining 17,700 sq ft in Beaver House and would also welcome the opportunity to discuss any requirements that are in the market to lease or purchase in order to see how they may be accommodated in the building.
